Eclipse Holiday Cottages are first class self catering accommodation located on the edge of the famous Ring of Kerry with its dramatic rugged coastline, spectacular mountain ranges and breathtaking views.

There are 5 cottages within a 90 acre estate, set in a traditional courtyard vernacular design based on a country estate theme with stables, clock tower, cobbled pathways and beautiful landscaping, that excludes the presence of vehicles (apart from one property with disability access). This creates a timeless image and the feeling of finally coming home.

Internally, each house offers a relaxing, contemporary design defining a well-appointed living environment whilst maintaining the original charm and distinction of a traditional Irish setting. Each unit can accommodate between 5 and 8 people depending on house type. Custom built, each house is designed to exceed the needs of the modern family and is furnished with all the luxury conveniences of modern life. One of our properties has a downstairs single bedroom and a roll in shower adapted for wheelchair use.

Home-grown organic vegetables and free-range eggs are available and babysitting services can be arranged with prior notice.

The Eclipse Ireland Centre offers an excellent on-site activity centre including horse-riding, cycling, orienteering, children’s treasure hunts, high and low ropes course (Summer 2010) and a new activity - Quad Surfing, not for the faint hearted. The estate also provides many beautiful woodland, riverside and garden walks.

Kerry is renowned for its beautiful scenery and attractions and to ensure you get to explore the county we provide daily excursions (subject to demand), to: Crag Cave, Muckross House, Museum of Irish Transport, Killarney Woollen Mills, Ross Castle, Bog Village Museum, Kate Kearney’s Cottage, Killarney Model Railway, Kennedy’s Pet farm.

Visits to spectacular scenic areas such as the Ring of Kerry, McGillicuddy Reeks, Gap of Dungloe, Killarney Lakes and waterfalls can also be arranged.

A new consciousness of ‘well being’ is focusing people’s minds on health, active recreation and food. The Eclipse Centre is situated just over two and a half kilometres from the popular Ring of Kerry tourist route with stunning coastal views and mountain and lake scenery, part of the Killarney National Park including Muckross House and Farm. As well as beautiful driving routes along the Ring of Kerry the nearby Beara Peninsula is also well worth a visit with many attractions such as Derreen Gardens and the spectacular Gleninchaquin waterfall with stone circle in the grounds and an excellent opportunity to spot the elusive otter in the rivers and lakes.

Additional Information About Rental Rates

Eclipse Cottage 1- 3 bedroom property adapted for wheelchair access with single ground floor en-suite accommodation. There are a further 2 bedrooms accommodating up to 5 people.

Eclipse Cottage 2 - 2 bedroom property accommodating up to 6 people.

Eclipse Cottage 3 - 3 bedroom property accommodating up to 7 people.

Eclipse Cottage 4 - 2 bedroom property accommodating up to 4 people.

Eclipse Cottage 5 - 3 bedroom property accommodating up to 7 people.

Electric and heating included in rates.

Gas powered central heating throughout the house.

Pets are permitted by prior arrangement and must be kennelled, subject to availability.

Booking Conditions

For the benefit of all our guests it is useful to have a set a terms and conditions as set out below.

ACCEPTANCE AND CONFIRMATION OF YOUR BOOKING IS SUBJECT TO THE FOLLOWING CONDITIONS: -

Booking Deposit: A non-refundable booking deposit of €200 is required. We will forward a letter of confirmation to you once your deposit is received.

Balance of Payment: We require full payment of holiday home rentals no later than 6 weeks prior to the commencement date.

Cancellation by Customer: In the event that you wish to cancel your reservation, the following charges will apply:-

Outside 6 weeks from arrival date: forfeiture of booking deposit.

4-6 weeks from arrival date: forfeiture of 25% of rental cost.

2-4 weeks from arrival date: forfeiture of 50% of rental cost.

Within 2 weeks of arrival date: forfeiture of 100% of rental cost.

Electricity Charges: Electricity costs will be deducted from the Security Deposit.

Security Deposit: A refundable security deposit of €150 must be paid prior to occupation. The deposit will be refunded once management is satisfied that the terms & conditions of rental have been complied with. The premises should be left in a clean and tidy condition. Failure to do so may result in the cost of cleaning being deducted from the security deposit at €18/hour. When rental is for longer than 1 week, cleaning of the house during rental must be requested from the site-manager and the above fee will apply.

Refunds will normally be made by post within 14 working days following departure.

Arrival & Departure Times: Accommodation is available for occupation from 4.00pm on the commencement date of the rental period until 10am on the departure date. In the event that you are unable to Arrive or Depart at the specified time, advance approval must be sought from the site manager. We cannot guarantee acceptance of an earlier or later Arrival or Departure time request, however we will endeavour to do all possible to accommodate you.

Right to Decline: Eclipse Ireland reserves the right to refuse, alter or cancel a booking, even after receipt of final balance payment. In addition, Eclipse Ireland is relieved of all liability should reserved accommodation not be available due to circumstances beyond our control. In such an instance, alternative arrangements will be made in similar accommodation or in default a full refund will be offered. However, no refund or liability will be offered or accepted where a client is requested for good and sufficient cause to vacate, or leaves of their own accord, prior to the expiration of the booking.

Behaviour: Eclipse Ireland reserves the right (at its sole discretion and without giving any reason) to terminate this contract if the behaviour or conduct of the client or any member of the client’s party using the holiday home either prior to or during a holiday is likely to endanger the safety or well being of other clients in the complex or that of the client personally, or is a nuisance to other clients or persons at Eclipse Ireland.

Accommodation Capacity: For insurance reasons, the total number of clients staying in each holiday home must not exceed the maximum capacity. As the capacity in each holiday home may vary, it is important that you check with Eclipse Ireland in advance, to ensure that you do not exceed the limit that applies to the holiday home you have booked with us. In some instances, cots or camp-beds may be available.

Pets: Pets are permitted by prior arrangement and must be kennelled, subject to availability.

Liability: Eclipse Ireland, its’ employees or agents shall not be liable for any damage, loss or personal injury which may be sustained by persons or property at any time during the reserved stay.

Complaints: In the unlikely event of a complaint, it should be brought to the attention of the on-site manager. Failing a satisfactory resolution, the complaint should be made in writing within 14 days to: General Manager, Eclipse Ireland, Dromore Old, Blackwater Bridge, Kenmare, Co Kerry.

Default by the Consumer: The consumer is obliged to ensure that all documentation and details issued to you by Eclipse Ireland are correct. In the unlikely event that you do not agree with the documentation, it must be brought to our attention immediately.

Special Requests: Requests for Cots, high chairs etc., must be made to us in writing and whilst we will endeavour to do all possible to meet your request, it cannot be guaranteed.

Disabled Persons: Eclipse Ireland has one wheelchair and disability adapted unit and level access to all ground floor accommodation. We would emphasise that it is the consumer’s responsibility to disclose, prior to the booking, to Eclipse Ireland, any physical or mental condition of a member of his party which may be relevant. Eclipse Ireland reserves the right to decline or provide a holiday for a disabled person where in our mind that holiday would be inconsistent with the special needs of a disabled person.

Laundry: Please note that the holiday homes are not equipped with washing machines or dryers. Launderette washing and drying facilities are available free of charge next to reception.

Insurance: It is strongly recommended that clients take out holiday insurance to cover the possibility of cancellation charges.

Late Arrivals: Please notify the Manager if you anticipate a late arrival in order to avoid your reservation being cancelled.
